Where are cap rates tightest and widest?
Vancouver carries the tightest seed at 4.4%; Iqaluit the widest at 8.4%. Tight cap rates raise value per dollar of NOI, which usually means leverage rather than coverage binds the loan.
Why do some markets show fewer use classes?
Tier 2 markets publish tier 1–2 products and tier 3 markets publish anchor products only. Valulor will not publish a product-by-market page it cannot back with observations, so coverage narrows rather than thins out.
Does a thin market mean a worse rate?
Not automatically. It means fewer bids and wider dispersion between them, so the cost of not shopping the file rises sharply. In deep markets the market prices your deal; in thin markets your process does.
